Hotel Apartment Fractional Ownership

Simola Hotel and Spa offers investors the flexibility of a two or bedroomed, five-star hotel suite without the hassle of managing or maintaining it. Suites are sold on a sectional title basis with no usage restrictions or on a two week Fractional Ownership basis.

Each unit is approximately 145m², comprising of two en-suite bedrooms, a lounge and dining area, a kitchen and a spacious balcony. The bedrooms are air conditioned with under-floor heating throughout. The lounge area is equipped with a gas fire place and the patio has a gas braai. All suites are fully equipped and furnished to five-star standards.

The hotel is managed and maintained by Simola whose GM reports to the Group CEO. The suites are always deemed to be in the Hotel Rental Pool unless they are taken out for their own use. Whilst the suite is in the pool, the owner incurs absolutely no costs related to the unit as the operator covers all the costs other than the rate and taxes but the owners income from the pool more than covers that.

The suites are ideal for owners looking for another holiday property and only wanted limited usage a year but don’t want to be hassled with the monthly costs and maintenance.

The accommodation income generated through the pool is split as follows:

  • 30% to the suite owner;
  • 60% to the hotel operator; and
  • 10% to the levy reserve fund to cover the cost of the estate levy and maintenance.
